Sites: Our sites will comfortably fit one average size caravan, awning + one car or one large tent,
trailer + one car per site. Should you plan to bring more than this for your holiday with us, please
contact reception prior to your arrival to discuss to avoid disappointment.
Caravans/Campervans: Must have a current Electrical Warrant of Fitness. Power leads must be a minimum of 10m in length. Must provide own waste container.
Must empty chemical toilets in dump stations provided.
Tents: Plugging in to power must have an approved RCD safety switch with 10m power cord camping
type plug. Please contact reception for information on this if necessary. Management reserves
the right to unplug any connection that does not comply with regulations. Tents can only be
erected on a site and cannot be erected outside accommodation units.
Accommodation Units: Only occupants of the units are permitted to use the unit facilities. All of our
accommodation is Non-Smoking. Barbecues are not permitted on the deck. Open fires and
candles are also not permitted. Please report any breakages or damages to reception.
Management will charge additional costs for damages and/or additional cleaning required to
Resort property.
Parking: Each site/unit is allocated one car park (excluding Weekender sites, Bach & 2 Bedroom Garden Villas who are permitted to have 2 vehicles, provided they fit within the site boundary). To avoid disappointment, please check with us if you wish to bring extra vehicles, trailers or boats –Extra vehicle charges will apply in peak season.
Boats are not permitted in Peak Season. All vehicles are to be parked on own site or in own
car park.
Speed in Resort: Walking pace only for cars & bikes. All cyclists, scooter & bike riders must wear a helmet at all times. Our roads are a ‘Shared Zone” for all pedestrians, bikes & vehicles. Watch for children!
Day Visitors: Must report to reception on arrival. Day visitors are the ultimate responsibility of the registered guest and must leave quietly before 10pm. Vehicles are to be parked outside the Resort
entrance. Charges: $2 per adult, $1 per child, $5 family. Please be aware that Resort facilities are
for our paying guests and in fairness to all guests we reserve the right to limit visitor numbers.
Overnight Visitors: Must check-in at Reception on arrival and will be charged at the applicable nightly tariff.
Overnight Visitors will be given a gate access code for the duration of their stay and vehicle
access will be limited to available space for your site/unit. Visitors are the ultimate responsibility
of the registered guest.
Pets: Well-behaved dogs are welcome between 1 March and 10 November in sites only. *conditions
apply. Sorry, no pets are permitted in the Resort during Peak season, Easter & Labour Weekend. Pets are
forbidden in Accommodation at all times.
Jumping Pillow/Adventure Playground: Closed at dusk. Young children must be supervised. Playground rules must be adhered to at all times. In fairness to guests occupying the playground area, no congregating is allowed in the playground area after dusk.
Resort Rules
Papamoa Beach Resort provides holiday accommodation for a large number of guests who have differing expectations of their experience.
Resort Rules are put in place to ensure ALL guests can enjoy their holiday.
- Fun & Games: PBR encourage guests to play games in and around the Resort, however please do not be offended if asked to cease an activity which could jeopardise the safety of people and/or
property. E.g. Cricket balls, water fights, etc. Water guns, water bombs & the like must not be filled up inside our ablution blocks as floor spills create a hazard. - Damages: Please report any breakages or damages in Resort grounds so that we can attend to it quickly. Anyone found liable for damage within the Resort grounds will be charged.
- Fires/Fireworks: Open fires are not permitted by law in the Resort. Fireworks are not permitted within the Resort.
There are regular Fire Bans on the beach, please check with Reception. - Theft: As a reminder, please ensure that you keep all valuables secure. Put away recreation equipment lock your doors and ensure all vehicles are secure.
- Security Gates: The Resort security gates are operational 24 hours with the personal PIN that guests are issued upon arrival. Vehicle access to the Resort is limited to registered guests only. Visitors vehicles must be parked outside the Resort entrance. Tailgating will incur a $30 exit fee.
- Alcohol: Permitted in guests unit or site only and will not be tolerated around the grounds or in
communal buildings. Excessive drinking and/or parties are prohibited. - Smoking: We have a No Smoking policy in all our accommodation units and communal buildings.
Additional charges will be made if you fail to observe this rule. Smoking on camping sites can be uncomfortable for your neighbours – please be mindful of this and smoke well away from people
and their property. - Quiet: Complete quietness between the hours of 10pm & 7am. Please be thoughtful of fellow guests at all times.
- Behaviour & Conduct: Reasonable behaviour is expected at all times and loud swearing or bad language will not be tolerated. Excessive drinking, noise, loud parties, and groups of people congregating on one site or unit is not permitted. Management reserve the right to cancel tenancy at any time if any person or group, who in the opinion of Management behave in an objectionable manner or contravene the Resort rules and there will be no refund of fees paid.
- Children at Night-time: Parental control is expected. Due to the increasing problem of children roaming the Resort grounds at night and disturbing other guests, Management has imposed an 10pm curfew.
This means that children will be told to return to their site/unit if found roaming or congregating in
the Resort grounds after this time. If they refuse, Management (or their agent) reserve the right
to physically escort them to their site/unit. If children do not tell staff/security who they are, they
will be physically escorted from the property and will be refused re-entry into the Resort. We
have a zero tolerance policy, and should anyone contravene the Resort Rules, the family’s
holiday will be terminated immediately the following morning.

Low / Mid / High Season
- Deposits (minimum of one nights stay) are payable within 7 days of making the reservation. Once deposit payment is made that confirms you agree to the Terms & Conditions at Papamoa Beach Resort
- Reservations are only confirmed on receipt of deposit.
- The balance of the reservation is payable in full on arrival. We require credit card details to be kept on file for the duration of your stay. If no credit card is available a cash bond of $200 will be required. Refunds of cash bonds are made upon departure after a unit inspection.
- Units / Sites are allotted at the discretion of management who reserve the right to alter if necessary or cancel tenancy at any time.
- Minimum stay requirements apply in weekends, public & school holidays.
- Reservations are a contract between Papamoa Beach Resort and the person named on the reservation and is not transferable to any other person. This means that the named person must occupy the unit for the duration of the contract and is ultimately responsible for all occupants and visitors of that unit.
- Papamoa Beach Resort is a family holiday destination and has strict rules regarding partying, excessive drinking and excessive noise. Therefore anyone wishing to make a reservation for a group of persons not deemed to be a legitimate family group or couple must have an adult parent or official guardian present for the duration of the stay. The reservation will only be accepted in the name of the adult parent or official guardian and this person will be held fully responsible for their group.
Cancellations
- A 75% refund of the “requested deposit”, will apply to cancellations 14 days or more before the date of arrival.
- No refunds will apply to cancellations within 14 days of the date of arrival.
- There will be no refund or credit given for late arrival or early departures.
- Cancellations or alterations made for any reason will incur a $50 administration fee.
Alterations
- Alterations prior to 14 days of arrival can be made subject to availability and may require a site/unit change.
- Management reserves the right to cancel a reservation if the alteration reduces the reservation to below minimum stay requirements and cancellation penalties will apply.
- Alterations may incur a rate change.
- Alterations to reduce the numbers of guests staying or the arrival and departure dates can’t be made within 14 days prior to arrival.
Pandemic / COVID 19
- Credit on file will be applied to all reservations valid for 12 months from date of cancellation for domestic guest.
- Credit on file will be applied to all reservations valid for 24 months from date of cancellation for international guest.
- Or we will be happy to amend the booking to a future date (please note that rate charges may apply).
- When re-booking it needs to be for the same number of guests and nights.
- Full payment is due 30 days prior to arrival date. No discounts will apply.
- No refund applies. Please contact our friendly staff if you have any queries.
Damages
- Management will charge additional costs for damages and/or additional cleaning required to Resort property.
Peak Season
- Minimum stay periods apply. Refer above.
- All Peak Season reservations have a $50 non-refundable booking administration fee, which is credited to the reservation upon settlement of the account.
- A deposit equivalent to two-nights stay for Accommodation bookings or $250 for Site Bookings is required to confirm the reservation. Once deposit payment is made that confirms you agree to the Terms & Conditions at Papamoa Beach Resort
- The balance of the reservation is payable in full on arrival.
- Reservations are only confirmed on receipt of deposit.
- Reservations are a contract between Papamoa Beach Resort and the person named on the reservation and is not transferable to any other person. This means that the named person must occupy the unit for the duration of the contract and is ultimately responsible for all occupants and visitors of that unit.

- Boats not permitted within Resort during Peak periods. Contact J&R Autos 07 578 5456 or Bridge Marina 07 574 7166. Boats are negotiable after the second weekend in January, please ensure that you get management approval to avoid disappointment.
Cancellations
- A 75% refund of the “requested deposit”, will apply to cancellations 42 days or more before the date of arrival.
- No refunds will apply to cancellations within 42 days of the date of arrival.
- A $50 booking administration fee will be charged if the reservation is cancelled at any time.
- There will be no refund or credit given for late arrivals or early departures.
- We strongly recommend that you take appropriate Domestic Travel Cancellation Insurance from you Insurance provider.
Alterations
- Alterations to arrival or departure dates can not be made after the “full deposit has been requested”.
- Management reserves the right to cancel a reservation if the alteration reduces the reservation to below minimum stay requirements and cancellation penalties will apply.
- Alterations may incur a rate change.
- Alterations to reduce the numbers of guests staying can’t be made within 42 days prior to arrival.
- No refund will be made should guests alter or leave for any reason before their reserved departure date.
Pandemic / COVID 19
